The life, set against this house

The income fits in a window. 09:30 to 11:00 New York, on a screen, wherever you are. There is no workplace to open. The Malta ID card is already done. A card is the right to be there. Tax is a separate question, and the kind of card matters.

The base

Malta holds the economics

Ordinarily resident, and not domiciled in Malta, means Malta taxes Maltese income and the foreign income you bring in. Foreign income left abroad stays outside. Foreign capital gains generally stay outside even when the money comes in. In a year when foreign income is €35,000 or more, there is a €5,000 minimum. A permanent-residence card can pull the same person onto worldwide tax. Italy taxes this house either way. Most of the year in Italy can make Italy the residence. The base stays in Malta while the days and the ties stay there. A Maltese advisor signs that. This page does not.

What Palermo asks

A year beside the works

A protected villino wants the heritage office before a wall opens, and a full restoration of 316 m² can be another €300,000 to €500,000 after the €200,000 that only makes it livable. That year is a workplace, even with no office. You stand next to architects in Palermo. The ring road is not a quay. The boat stays in Malta, or on the coast, and you fly the 15 minutes from the airport when the month is yours. After the works, the door can lock and the lemons remain. It asks for patience before it asks for nothing. San Nicola sits just under this pile. The masseria at Caccamo is the larger one, and the estate at Noto is larger still.

The boat

The band you named is €150,000 to €300,000. The sheet uses €220,000. On the Malta market this year a used forty-footer is already listed from about €95,000 to about €140,000, so €150,000 is a real hull and €220,000 leaves room for a newer boat or a proper refit. €15,000 of the first year is berth, insurance, and a haul-out. A marina contract replaces that number. You cannot moor it at this house.

A guesthouse you run in Lamole earns in Italy, so Italy taxes that income even when the card stays in Malta. Bringing the profit to Malta can tax it a second time, with the treaty as the relief. Most of the year in the hills can also make Italy the residence. Summer alone, June through September, is about four months, short of half a year. The white road matches a life you can leave. The check-in folder does not.

What Lamole asks

Read the books

Two stone buildings, four independent units. The barn sleeps 6, the cottage sleeps 8, plus a guest suite and an owner’s quarters the listing calls right for on-site management. Pool, 8 by 3.5 metres, above ground. The last house in the village, 900 metres from Lamole di Lamole, 15 minutes to the square in Greve, 45 minutes to Florence airport, an hour to Florence or Siena. The listing says 95% full from June to September, and bookings the rest of the year. It does not say the rate, the costs, the wages, or the profit. Four summer months at 95% is a full house. It is not yet a number. Ask for twenty-four months of platform statements before a second visit. If the books are thin, this is a beautiful house at a business price. If the books are real, someone has to clock in, and that someone is a hire or it is you.

Against this life

Read the books

Buy the stone and the white road if you want them. Price a manager before you keep the bookings. The boat does not come up the hill. From Malta this house is a flight and then a car, a place you visit, or a season you work. It is a poor fit for a life with no workplace unless the workplace is hired out.

What still matches

Turnkey

The restoration is done. You are not buying Palermo’s year of architects. 7 bedrooms and 4 baths can hold people you love, with the other units dark. That version of the house fits. It is a different purchase from the one in the brochure, and it should be priced as a house once you have seen the statements.

This house earns nothing while it is locked, so Italy’s claim is the property itself: IMU on a second home, and the bills. Rent it out and the rent is Italian income. Most of the year here can make Italy the residence. The shape that keeps Malta as the base is the shape of this house: arrive, swim, leave. The flight to Palermo is the short move, then the coast road. The passage from Valletta to this shore is a few days at sea, around Sicily. The boat is how a free month begins. It is not the commute to the desk.

What Ginestra asks

Hear the train

256 m² on four levels, 5 bedrooms, 3 baths, a cantina of about 95 m², a terrace, and roughly 715 m² outside. The photographs show the railway and the coast road on the landward side of the garden, and a stair from the terrace to the shore. Trains pass. You will hear them. The water at the bottom is the life you described: no workplace, leave when you want, a boat somewhere in the same sea. The berth is in a marina, in Malta or along this coast. The stair is for swimming. The other half of the building is a neighbor, quiet most of the year on the listing’s word, and present in summer. Semi-detached means a shared wall on the days they are home. Sit through an afternoon on the terrace before you decide the train is a detail.

Against this life

This is the life

Of the six, this is the one that matches. A house you lock. A stair to the water. Malta still the base. The boat in the same sea, in a berth you pay for. The smallest pile, and the fewest jobs hiding inside the brochure. The work left is ordinary: confirm the path, hear the train, meet the wall you share.

What to check on the ground

The path

The shore is the state’s. Direct access in a listing is a way down, and the title under that way is the document. Concession, servitude, or a path that simply reaches a public beach. The photographs already show you can walk it. They do not show that you own what it reaches.

The marina is the address of the boat. Termini has a port in the town. The garden has a beach. Those are different moorings. €15,000 in the first year is berth, insurance, and a haul-out, until a marina writes the real number.

What has to be in the account

Cash path, same method as the other sheets. Private seller, and the house taxed the way a house is taxed. The 22 hectares may follow a different rule, and that rule is the next section. Year one finishes rooms. It does not staff the land, and it does not pay the unpublished part of the solar project.

The pile2,525,000

Call it €2.53 million. If the pile is empty tonight, the year has to clear about €210,000 a month after tax. A person who watches 22 hectares is extra. Of the six, the estate at Noto is the larger pile. This is the larger piece of land: 22 hectares against 11.5.

Pay cash

€2.53m

Keys, a finishing year, the cars, and the boat half an hour from the water. The barns stay barns until a later project. The pool, the court, and the land still need someone when you are in Malta. That wage is not in the €2.53 million.

Ask a bank for half

€1.675m

Cash on the table, plus a loan of €850,000, half the house. That loan is €4,487 a month for 25 years at 4%. After the keys the house, the land, the cars, and the boat still want about €10,300 a month, before a caretaker. An estate with barns is a harder loan than a flat. The half is a hope until a bank writes it down.

The line that moves the sheet

The other sheets move on who is selling. This one moves on what the 22 hectares are. A house from a private seller is often taxed at 9% of the cadastral value, which can sit well under the price. Agricultural land bought by someone who is not a professional farmer can be taxed at 15% of the price of the land. The listing gives one price for the whole estate and no split. You are not a farmer in this comune. The small-farmer relief is a job, a residence, and five years on the land. It does not sit beside a base in Malta.

Land at 15% of the price

€2,735,000

If the whole €1,700,000 is treated as agricultural land, the tax alone is €255,000. With the agent and the notary, closing becomes about €340,000 and the pile becomes €2,735,000. A split that puts only part of the price on the land lands between this and the table.

Company, and VAT at 22%

€2,849,000

VAT on €1,700,000 is €374,000. Closing becomes €454,000 and the pile becomes €2,849,000. Agricultural land is often outside VAT and inside the 15% instead. The act has to split the price. Until it does, both numbers are open.

Italy taxes this estate either way: IMU on a second home, and anything the land earns. A masseria you farm, let, or run as agritourism earns in Italy. The listing’s €5,000 a year for the land, if it is paid, is Italian too. Most of the year on this hill can make Italy the residence. The shape that keeps Malta as the base is a house you lock and a person you pay to watch it. That person is a hire. The farmer’s tax relief is the other shape, and it asks you to be the farmer.

What the hill asks

An estate, still open

Early 1900s, restored, and the listing says the restoration of 2025 still has finishing details to do. 600 m², 24 rooms, 10 bedrooms, 10 baths. Two barns the listing calls stables, 600 m² together, and a riding arena. A pool it calls newly remade, a tennis court, and a football field the aerial in the next section does not show as a marked pitch. Olive trees, dry pasture, a gate, and a new drive. Fifteen minutes to Caccamo, thirty minutes to Termini Imerese and the beaches, on the listing’s own times. A photovoltaic project of 130 kW is approved and financed to 65%. The listing gives no cost, so the unpaid 35% is not in the pile. Ask for that contract, the finishing list, and the paper behind the €5,000 before a second visit.

Against this life

Buy the stone

The estate at Noto is the larger pile. This brochure is still a small countryside business: guests, horses, a court, a field. Price a caretaker before you tell yourself the land looks after itself. The boat does not come up the hill. From Malta this house is a flight to Palermo, then the road inland. It is a place you visit, or a place you staff. Ginestra is still the life. This is the land.

What still matches

The gate

Locked, with the barns dark and someone local on a wage, the house can sit the way a second home sits. Ten bedrooms hold people you love. That version is a different purchase from agritourism, and it should be priced once the visura splits the land from the walls. The court and the view are yours either way. The sea is a drive.

Aerial of the stone masseria, two long barns, a fenced tennis court, and dry hills
The purchase is the land around the house. Two barns below the court, a tennis court on the right, olive trees, and pasture that is already dry. The sea is not in this frame.
A stone courtyard with an open room and paint tins by the door
The listing says some finishing is still to do. The tins are in the photograph. Year one is for that. It is not a second restoration, and it is not a conversion of the barns.
The listing’s film. It starts when you start it.

The two cars

Same €260,000. The new drive takes both, and the road down to Termini takes the Cayenne. The 911 is for the empty mornings into Caccamo. Together they are €1,036 of each session, same as the other sheets.

The boat

Same band, same working number, €220,000. Portella di Palma has a gate and a court. It does not have a quay. Termini Imerese, half an hour down, has a town port. The garden beach at Ginestra is on that same coast, and it is still not a dock. The berth is a contract in Malta or in that port. The passage from Valletta is a few days around Sicily, when the month is free. It is not how you arrive at this house.

A finished villa is an easier conversation than a protected villino or a hill of barns. The half is a hope until a bank writes it down.

The line that moves the sheet

Same fork as Palermo. Who is selling. This is a house on a garden of half a hectare, not Caccamo’s 22 hectares, so the 15% agricultural-land rate does not fit the lot. A private sale of a house is often taxed at 9% of the cadastral value, which can sit well under the price. Luxury categories A/1, A/8 and A/9 do not get the cheap first-home rate. The visura says which this is.

Private seller

Ordinarily resident, and not domiciled in Malta, means Malta taxes Maltese income and the foreign income you bring in. Foreign income left abroad stays outside. Foreign capital gains generally stay outside even when the money comes in. In a year when foreign income is €35,000 or more, there is a €5,000 minimum. A permanent-residence card can pull the same person onto worldwide tax. Italy taxes this house either way: IMU on a second home, and any rent from the guesthouse. Most of the year in Italy can make Italy the residence. The base stays in Malta while the days and the ties stay there. A Maltese advisor signs that. This page does not.

What San Nicola asks

A house, and a port below it

The listing calls it 390 m² of villa and 80 m² of guesthouse, 21 rooms, 6 bedrooms, 4 baths, on 5,000 m². A pool it gives as 7 by 15 metres. A garage for three cars, an automatic gate, an outdoor kitchen, irrigation, solar panels with a battery, an alarm with cameras, and an office with bedrooms on the lower floor. The rooms in the photographs are furnished, and family photographs are on the wall. Ask what stays. The station is a kilometre, on the listing’s own figure. Palermo airport is the other side of the city. A harbour page puts the drive from the port at about an hour. That hour is a harbour figure. The door is inland of the port.

Against this life

Lock it

Closer to the life than Palermo, Chianti, or the masseria. A finished house you can lock, a pool, a sea view, and a village with a real port. Ginestra is still the match: there the stair reaches the water, and the pile is smaller. Here the railway sits between the olives and the sea. The marina is down in the village. You drive to it. You do not step into it from the lawn.

The port, on paper

About 18 m

Nautica’s page for Porto di San Nicola l’Arena, dated December 2024, gives a depth of 0.5 to 4 metres and about 800 berths, for boats up to about 18 metres, with pontoons, water, power, fuel, and a travel lift. Another page says about 600. A forty-footer is about 12 metres, inside that published length. Draught, and a free berth, are a contract. The listing’s “small-boat marina” is smaller than the port those pages describe. The pool photograph looks at open water and hides the tracks. The aerial with the breakwater is the map.

Depth on that page runs from half a metre to 4. A berth with water and power is still a contract, and a shallow pontoon is the wrong one. Termini is along the same coast if San Nicola has no free berth of the right draught. Malta remains the other address. €15,000 in the first year is berth, insurance, and a haul-out, until the harbour writes the real number. You cannot leave the boat on the beach below the railway.

Cash on the table, plus a loan of €2,650,000, half the house. That loan is €13,988 a month for 25 years at 4%. After the keys the buildings, the pool, the groves, the cars, and the boat still want about €22,300 a month, before a caretaker. A staffed estate is a harder conversation than a stair to the water. The half is a hope until a bank writes it down.

The line that moves the sheet

This one moves on two things, and they stack. Who is selling, and what the 11.5 hectares are. A professional agency does not by itself mean the seller is a company. Italy Sotheby’s International Realty in Noto is the advertiser, and Michele Prado is the name on the listing. The visura says who owns it. A house from a private seller is often taxed at 9% of the cadastral value, which can sit well under the price. If the office uses a value near the price, 9% is a different sheet. Agricultural land bought by someone who is not a professional farmer can be taxed at 15% of the price of the land. The listing gives one price for the whole estate and no split. You are not a farmer in this comune. Going to the listing agent yourself can take the buyer’s commission out, about €194,000, and the pile falls by that much. The table keeps it in.

Land at 15% of the price

€7,020,000

If the whole €5,300,000 is treated as agricultural land, the tax alone is €795,000. With the agent and about €25,000 of notary, closing becomes about €1,015,000 and the pile becomes €7,020,000. A split that puts only the groves on the land lands between this and the table.

Company, and VAT at 22%

€7,390,000

VAT on €5,300,000 is €1,166,000. Agent and notary stay. Closing becomes about €1,385,000 and the pile becomes €7,390,000. Agricultural land is often outside VAT and inside the 15% instead. The act has to split the price. Until it does, both numbers are open.

Italy taxes this estate either way: IMU on a second home, and anything the groves earn. Citrus you sell, or rooms you let, earn in Italy. Most of the year on this hill can make Italy the residence. The shape that keeps Malta as the base is four doors you lock and a person you pay to watch the rest. That person is a hire. The farmer’s tax relief is the other shape, and it asks you to be the farmer.

What Noto asks

Four doors, and a horizon

The feature list says one storey, 740 m² commercial and 700 m² of floor, 24 rooms, 12 baths, a terrace, a cellar, south and east, built in 2017, good condition, luxury, autonomous heating, air conditioning, a pool, a private garden, and access adapted for reduced mobility. Energy is printed as 87 kWh/m² a year. The page does not name a letter. The description names nine bedrooms across four buildings, and that nine is prose, not the structured count. The main villa is a U: a master suite with a study and a television room, and two further bedrooms. A guest house has two doubles, a Turkish bath, a shower bath, and a gym. A smaller villa has two bedrooms and looks onto a lemon plantation. A cottage has two, and the listing calls it a place for guests or for staff. The pool annex is a kitchen, a changing room, and a bath, with a barbecue and a shaded seat. Four separate entrances. The small villa is fenced, with its own electricity, gas, and water. The feature list says a single garage included in the price, and a covered parking place. The description of the small villa says a covered garage for up to four vehicles, partly closed on three sides, also used as storage. Both sentences are on the page. The advert was updated on 27 July, and the page says it is more than three months old. The exact pin is withheld. Catania is the usual airport, and Comiso is the other. The minutes are not on the listing, so they are not on this sheet.

Against this life

Lock four doors

You can lock four doors. The groves, the pool, and the Turkish bath still want a person when you are in Malta. This is not the stair at Ginestra. It is closer to the masseria: land that does not look after itself, at a luxury price, with Noto and the sea on the horizon. Caccamo has the larger field, 22 hectares against 11.5. This has the larger pile. The boat is not in the garden. A marina would be on the coast, and a berth is a contract this listing does not contain. From Malta this is a flight into Catania or Comiso, then the road to Noto.

What the photograph says

A line

The pool deck looks at open water. A hill of olives sits between the railing and that line. The wide photograph is the map. The bedroom looks at hills and fields. Ask which furniture stays. The rooms are dressed for the advert.

A wide view of low stone roofs in an olive grove, a hill beyond, and the sea as a band at the top
The honest frame. The roofs sit in the olives. A hill is between the house and the sea. The sea is a band at the top, and the gate is inland of it.
Overhead of a U of one-storey roofs around a court, with a rectangular pool to the left
From above, the main house is a U of one-storey roofs around a paved court. The pool and a small roof sit to the left. That small roof reads as the pool annex.

The two cars

Same €260,000. The description gives the small villa a covered garage for four, so both cars fit and two bays remain. The feature list, on the same page, says a single garage included in the price. Together they are €1,036 of each session, same as the other sheets.

A Porsche Cayenne parked on a pale gravel court
Cayenne. From about €107,000. The car for the road from the airport to the hill.
A Porsche 911 Carrera parked on a pale gravel court
911 Carrera. From about €144,000. A road into Noto, and a road down toward the coast.

The boat

Same band, same working number, €220,000. Valle Vascelle is a contrada in the hills. The listing does not name a port, a berth, or a drive to the water. The sea is a line from the pool. A forty-footer needs a marina on the coast, or it stays in Malta. €15,000 in the first year is berth, insurance, and a haul-out, until a harbour writes the real number. The lemon avenue is not a dock.

A cream cruising sailboat at anchor off a limestone coast
€220,000 on this sheet too, so the piles can be compared. The hull belongs in a marina, on a contract. The garden stops at the groves.

Boat at €150,000

€6,215,000

The pile at the low end. A used forty-footer of the kind already listed in Malta. Still the largest sheet.

Boat at €300,000

€6,365,000

The pile at the top of the band. The houses, the land, and the cars stay put.

One day on the desk

€25,039

The minute inside the window is €278. A calendar day, weekends included, would be €17,219, and those days have no window. The session is the unit that has to clear.

On one MNQ

13,959 pts

€25,039 at the ECB reference of 1.1150, taken on 27 October 2026, is $27,918. One MNQ pays $2 a point, so the session is 13,959 points and 55,837 ticks. Quantity stays at 1. Orders stay off. The book is unchanged.

Every session in the year

Same €25,039 on every morning the window is open. One euro of rounding sits on the house line, which shows €21,115. Early closes still have 09:30, so they stay in the count.

The pile is €6,285,000. Rounding leaves €211, and that stays in the cushion.

The order to follow

  1. 01Visura, the seller’s name, and the split between house and land. Category and who is selling move the sheet. The land rate, if the whole price is treated as agricultural, moves it by about €735,000. A company and VAT move it by about €1,105,000. Going to the listing agent yourself can take about €194,000 back out.
  2. 02The deposit sits with the notary.
  3. 03Envelopes in order. Close. The float. Bills. Cars. The boat last, and a berth contracted on the coast, or in Malta, before the hull is paid.
  4. 04Walk from the pool railing to the far hedge and look for the sea. The wide photograph is the map. Ask what furniture stays, and which of the four doors has its own meters.
  5. 05Four jars. Malta, the estate, the boat, the MNQ account. A locked house keeps the Italian piece at the property tax. Selling the citrus, or letting a cottage, changes that. A caretaker is a hire, and the hire is not in the pile.
